EMI formula

EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1) P = loan amount · r = yearly rate ÷ 12 ÷ 100 · n = months

Example: ₹30 lakh for 20 years at 8.5% gives an EMI of ₹26,035. Over 240 months you repay ₹62.48 lakh, of which ₹32.48 lakh is interest.

Frequently asked questions

How is EMI calculated?

EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1). This calculator does it for you and also shows how each year’s payments split between principal and interest.

Why is most of my early EMI going to interest?

Interest is charged on the outstanding balance, which is highest at the start. As you repay principal, the interest part of each EMI shrinks.

Should I prepay my loan?

Prepaying early in the tenure saves the most interest. Home loans on floating rates have no prepayment penalty for individuals.

Does a longer tenure reduce EMI?

Yes, but you pay much more interest overall. Choose the shortest tenure whose EMI you can comfortably afford.
