Over 20 years, the interest on a home loan is usually more than the loan itself. That is why prepayment and a shorter tenure matter so much.
Take a ₹30 lakh loan at 8.5% for 20 years (EMI ₹26,035, total interest ₹32.48 lakh):
| Section | What you can claim | Limit per year |
|---|---|---|
| 80C | Principal repayment, stamp duty and registration (in the year paid) | ₹1.5 lakh (shared with PPF, ELSS, etc.) |
| 24(b) | Interest on a self-occupied home | ₹2 lakh |
| 24(b) | Interest on a let-out home | No cap, but loss set-off limited to ₹2 lakh |
Under the new tax regime, interest on a let-out property is still deductible against its rent, but the self-occupied deductions are not available.
Under the old tax regime: up to ₹1.5 lakh on principal under Section 80C and up to ₹2 lakh on interest for a self-occupied home under Section 24(b). The new regime does not allow these for self-occupied homes.
No. RBI does not allow prepayment penalties on floating-rate home loans taken by individuals.
Most Indian home loans are floating and linked to the repo rate. Fixed rates are usually higher and often reset after a few years.
Banks usually let your total EMIs reach 50–60% of your take-home pay. Try our home loan eligibility calculator for your exact figure.
At 8.5%, about ₹26,035 a month. At 9% it is about ₹26,992.
For floating-rate loans, banks usually keep your EMI the same and change the tenure. You can ask them to change the EMI instead.
